The Home Buyer Report has recently been updated by the Royal Institution of Chartered Surveyors.

The HBR aims to help you:

• Make a reasoned and informed decision on whether to go ahead when buying the property.
• Make an informed decision on what is a reasonable price to pay for the property.
• Take account of any repairs or replacements the property needs and consider what further advice you should take before exchanging contracts.
• The core of the report is to provide a Condition Rating for various elements ranging from 1 – 3. The latter suggests defects which are serious and/or need to be repaired, replaced or investigated urgently, 2 are matters that need repair and attention but are non-urgent whilst Condition Rating signifies normal maintenance.

The fee structure for this type of report is normally between £350 and £600 plus VAT.
